What makes a lot a candidate?
Zoning
Different municipalities have different zoning categories, some of which are more (or less) favourable for the development of mddl housing.
Lot Size
Ideal lot sizes for our favorite middle housing forms are roughly 50 feet across by 120 feet deep. There's wiggle room, but the closer your lot is to ideal the better
Laneways
Access to an alley or laneway or owning a corner lot can make it much easier to develop middle housing. We're connecting you with suitable designs that suit different lot types.
Infrastructure
The placement of power lines and the availability of critical infrastructure may present challenges for new middle developments. If you want to learn more about what makes a good site, read here.
The mddl property assessment will do a lot of the thinking for you, but it's important to understand that there are other factors that may affect the eligibility of your site. Whether its the presence of environmental hazards to slopes on your site and off-site improvements, treat these results as the first step, not the last.
